The Charter Township of Orion Zoning Board of Appeals will hold a public hearing on Monday, August 25, 2014 at 7:00 p.m. in the lower level of the Orion Township Hall, 2525 Joslyn Road, Lake Orion, Michigan 48360, on the following matter:

AB-2014-32, Mary Sambuchi-Black (Hampson), 3610 Hi-Villa Drive,

Sidwell #09-26-403-019

The petitioner is seeking two variances from Zoning Ordinance No. 78, Article XXVII, Section 27.02, A, 4, and Section 27.05. H, 2: requesting a 10-foot rear yard variance from the required 10-foot rear yard setback, to construct a 6-foot tall fence, zero feet from the rear property line (northeast).

A complete copy of the proposed ZBA application is on file in the Building Department Office and may be examined during normal business hours, 8:30 a.m. to 4:30 p.m., Monday through Friday, until the date of the public hearing.

The petitioner is requesting a variance from Sign Ordinance No. 138, Section 8, Schedule B, Sign Setback, GB-1, requesting a 20-foot variance from the required 30-foot setback from the road right-of-way to install a sign 10 feet from the road right-of-way (east).

AB-2014-31, Charles and Candice Bartley, 2636 Regency Drive, Sidwell #09-29-252-011

The petitioner is requesting four variances from Zoning Ordinance No. 78, to install an accessory structure (a shed):

1. Article VI, Section 6.07, R-2, Maximum Lot Coverage: requesting a 1% variance above the allowed maximum lot coverage of 25%, resulting in 26% lot coverage.

2. Article XXVII, Section 27.02, A, 8, Up to acre, Total Maximum Floor Area of All Accessory Buildings: requesting a 16-square foot variance above the allowed 1,150-square foot total maximum floor area of all accessory buildings to install a shed (96-square feet), resulting in a total maximum floor area of all accessory buildings equaling 1,166 square feet.

3. Article VI, Section 6.07, R-2, Minimum Lot Setbacks, Side Yard: requesting an 8.5-foot variance from the required 10-foot minimum side yard setback to install a shed 1.5 feet from the side property line (west).

4. Article XXVII, Section 27.02, A, 4: requesting a 9.5-foot variance from the required 10-foot minimum rear yard setback, to install a shed 6 inches from the rear property line (north).
