Village of Lake Orion

Board of Zoning Appeals

A Regular Meeting of the Village of Lake Orion Board of Zoning Appeals will be held on THURSDAY, JANUARY 6, 2011, at 7:30 p.m. in the Council Chambers of the Lake Orion Village Hall, 37 E. Flint St., Lake Orion, MI 48362.

The following applications for Zoning Ordinance variances will be considered:

Case No. A-10-09

Property Address: 281 S. Broadway (Leo's Coney Island)

Proposal: The request is to permit additions and renovations to the existing nonconforming building including a 928 sq. ft. kitchen and food storage addition, a 116 sq. ft. vestibule addition, building renovations and site modifications, requiring three (3) variances from the Zoning Ordinance, as follows:

1. To permit structural alterations in excess of 50% of the 2010 TCV of the existing structure and foundation:

$ 99,683 permitted

$650,000 proposed

$550,317 variance requested

2. Number of Parking Spaces

50 spaces required

(*1/3 based on max. occu. load)

50 spaces existing

49 spaces proposed

1 space variance requested

3. To reduce the number of existing parking spaces on the site when the site does not meet Ordinance standards for minimum number of required spaces (from 50 to 49).
