NOTICE OF PUBLIC HEARING

The Charter Township of Orion Zoning Board of Appeals will hold a public hearing on Monday, October 24, 2011 at 7:00 p.m. in the lower level of the Orion Township Hall, 2525 Joslyn Road, Lake Orion, Michigan 48360, on the following matter:

AB-2011-24, Baldwin Crossing, LLC Sign, 1011-1083 S. Baldwin Road, Monument Multi-Tenant Ground Sign, Sidwell #09-17-100-007

The Petitioner is seeking three variances from Sign Ordinance No. 138 in order to install a monument multi-tenant sign containing a LCD portion:

1. Section 5, A — Requesting a variance to install a 9.50-square foot LCD Sign within a monument sign.

2. Section 8, B, Zoning District RB-2, Schedule B, Alternate A, Ground Sign Height eight feet — Requesting a 2.66-foot height variance, above the allowed eight feet in ground sign height, to construct a 10.66-foot tall monument sign.

3. Section 8, B, Zoning District RB-2, Schedule B, Alternate A, Ground Sign Area — Requesting a 17-square foot variance, over the allowed 34 square feet, to construct a 51-square foot monument sign.

A complete copy of the proposed ZBA application is on file in the Building Department Office and may be examined during normal business hours, 8:30 a.m. to 4:30 p.m., Monday through Friday, until the date of the public hearing.

AB-2011-25, Marc Ferguson, 852 Dollar Bay, Detached Garage, Sidwell #09-10-204-025

The Petitioner is seeking four variances from Zoning Ordinance No. 78:

1. Article VI, Section 6.07, R-3 Zoning District, Minimum Lot Setbacks, Each Side Yard — Requesting a one-foot side yard setback variance (west side), from the required 10-foot side yard setback, in order to construct a detached garage nine feet from the west property line.

2. Article VI, Section 6.07, R-3 Zoning District, Minimum Lot Setbacks, Each Side Yard Requesting a three-foot side yard setback variance (east side), from the required 10-foot side yard setback, in order to construct a detached garage seven feet from the east property line.

3. Article VI, Section 6.07, R-3 Zoning District, Maximum Lot Coverage Requesting a 2.5% variance over the allowed 25% in Maximum Lot Coverage to construct a detached garage that will result in Maximum Lot Coverage equaling 27.5%.

4. Article XXVII, Section 27.02, A, 8, Lot Size Up to -acre, Maximum Floor Area of Detached Accessory Buildings Requesting a 114-square foot variance over the allowed 750 square feet for Maximum Floor Area of Detached Accessory Buildings in order to construct a detached garage that will result in a Maximum Floor Area of Detached Accessory Buildings equaling 864 square feet.
