Village seeks real estate pro to help sell lots

Oxford Village is looking for a real estate professional to help it sell two pieces of vacant, municipal-owned land.

Last week, council voted 3-0 to issue a request for proposals for real estate services in order to list 27 Pleasant St. and 23 Stanton St. on the open market (see public notice on Page 22). Proposals are due on or before 2 p.m. Friday, Jan. 20.

Village Manager Joe Young told council that listing the properties through a professional will help obtain "maximum exposure" and increase the chances of getting a "better price."

The property known as 27 Pleasant St. is a 0.43-acre, oddly-shaped parcel located on the west side of Pleasant St., across from Davison St. It's adjacent to the Polly Ann Trail and situated between Dayton and Lafayette streets.

Village voters gave the municipality permission to sell the 18,774-square-foot piece of land in a local election held last September. The property formerly housed the village's old Department of Public Works facilities, which were demolished in 2003.

The eastern (or front) portion of the Pleasant St. property is zoned industrial, while the western (or rear) portion is zoned for single-family residential dwellings.

Young indicated he "would expect the zoning to change" and the parcel either become fully residential or all commercial.

"Industrial is not what we want there, obviously," he said.

Because of the land's split zoning, Young received a true cash value from Oakland County ranging from $24,500 to $37,500.

The 0.171-acre vacant parcel over at 23 Stanton St. is zoned for commercial, but is currently being used as residential.

The county estimated the true cash value of the 7,452-square-foot parcel to be $20,500.
