SUMMARY OF BRANDON TOWNSHIP ADMENDMENT TO ZONINNG ORDINANCE ADDING ARTICLE V, SUPPLEMENTAL REGULATION,

SECTION 46-304,

ARCHITECTURAL DESIGN STANDARDS

The following is a summary, as prepared by the Board of the Charter Township of Brandon, of an Amending Ordinance adding section 46-304, Architectural Design Standards, to the Brandon Township code of Ordinances. A true copy of the ordinance is on file and available for viewing by the public between the hours of 9:00 a.m. and 5:00 p.m., Monday through Friday, at the Brandon Township Clerk's office 395 Mill Street, Ortonville, Michigan

Section 46-304: Architectural Design Requirements.

The express purpose of the new section is to provide a consistent and equitable set of exterior architectural design standards intended to promote the "qualitative visual environment" of the Township. The section is not intended to regulate quality, workmanship and requirements for materials regarding strength, durability, load capacity, or fire resistance characteristics.

The balance of the ordinance is divided into sections A through O inclusive, which cite specific requirements.

A. Design Theme: This subsection incorporates design concepts of Federal, Georgian, Italianate, Greek revival or other early American periods, with recognition of pre-existing buildings.

B. Open Space and Community Design Feature: Subsection 1 and 2 set requirements for recreation/open space for residential uses excepting single family, and minimum requirements for non-residential features and amenities

C. Building Proportion: Presents design conditions to be avoided

D. Building Facades: Sets standards for any face of a building.

E. Roofs: Sets requirements for details such as pitch and configuration and visual conditions.

F. Entrances:: Addresses sheltering requirement for primary entrances.

G. Windows: Covers compatibility issues.

H. Awnings: Specifies conditions for fixed or retractable awnings.

I. Storefronts: Covers integration of storefront with overall fašade.

J. Drive-thru Windows: Must meet integration of design requirements.

K. Pedestrian Pathways and sidewalks: Establishes principles for safety of movement of vehicles and pedestrians.

L. Signage: Establishes additional requirements not stated in Article X of the zoning ordinance.

M. Lighting: Incorporates standards of code section 46-421.

N. Landscape, Greenbelts, Buffers and Screening Elements: Incorporates, Article VIII (Natural Resource Protection and Enhancements).

O. Utilities and Communications Devices: Requires all exterior on-site utilities to be underground.

The above summary is generally descriptive of the content of the new section 46-304. The Township Board will consider final approval at the regular Board Meeting scheduled for Monday, March 5, 2012 at 7:00 p.m. local time.
