NOTICE OF PUBLIC HEARING

The Charter Township of Orion Zoning Board of Appeals will hold a public hearing on Monday, March 24, 2014 at 7:00 p.m. in the lower level of the Orion Township Hall, 2525 Joslyn Road, Lake Orion, Michigan 48360, on the following matter:

AB-2014-09, Orion Township - Fire Station No. 2, 3925 Giddings Road, Sidwell #09-27-400-009

The Petitioner is seeking two variances from Zoning Ordinance No. 78, to construct a Fire Station:

1. Article 16, Limited Industrial 1(LI-1), Section 16.06, C, Side Yard Setback, requesting a 9-foot variance from the required 50-foot side yard setback to construct a building 41 feet from the side lot line (north side).

2. Article 16, Limited Industrial 1 (LI-1), Section 16.06, F, Maximum Heights of Structures, requesting a 1-foot variance from the allowed 25-foot maximum height, resulting in an overall building height of 26 feet.

You may send correspondence regarding this case to the Orion Township Hall, addressed to the Zoning Board of Appeals, or you may attend the public hearing to express your views and/or concerns.

A complete copy of the proposed ZBA application is on file in the Building Department Office and may be examined during normal business hours, 8:30 a.m. to 4:30 p.m., Monday through Friday, until the date of the public hearing.

AB-2014-08, Robert and Margaret Robertson, 492 Hoag Road, Sidwell #09-O1-283-037a

The petitioner is seeking four variances from Zoning Ordinance No. 78 for an addition to an existing nonconforming home and adding a wheelchair ramp to an existing nonconforming deck:

1. Article 6, Single Family Residential R-3, Section 6.07, Minimum Lot Setbacks, Side Yard, requesting a 5foot variance from the required 10-foot side yard setback to construct an addition 5 feet from the side lot line (south side).

2. Article 6, Single Family Residential R-3, Section 6.07, Minimum Lot Setbacks, Front Yard, requesting a 25-foot front yard setback variance from the required 30-foot front yard setback for a wheelchair ramp 5 feet from the front property line (Eleanor Dr. frontage).

3. Article 6, Single Family Residential R-3, Section 6.07, Minimum Lot Setbacks, Front Yard, requesting a 10.7-foot front yard setback variance from the required 30-foot front yard setback for an addition 19.3 feet from the front property line (Hoag Rd. frontage).

4. Article 6, Single Family Residential R-3, Section 6.07, Maximum Lot Coverage, requesting a 5% variance above the allowed maximum lot coverage of 25%, resulting in 30% lot coverage.
